  • The applicant submits the application  
 
After filling  the specified Form
  • rent contract form  ( signed by the two parties)
The  required documents
  • Documents confirming ownership of the property
  • copy of the ID for individuals and copy of the commercial register for companies or an authorization letter for the representative of the landlord  attaches the required documents 
Submitted  to  Place  :  The Rent Contracts Department at the directorate as per the location of the property
Time: 8:00am to 12:00 noon 

 

  •  The personnel concerned at Muscat Municipality shall search for the property (real estate) according to the block number, way number, building number and the units /flats of the building.
  • In case of availability of details in the system, the personnel concerned shall proceed with registration
  •  In case of unavailability of details of the property in the system, the applicant has to be notified with approaching the concerned department for registration of the details of the property.
  • The process of insertion of the details related to registration of the rent contract shall comprise:-
  1. details of the property/ units
  2. details of landlord
  3. details of lessee (details of civil card or passport for individuals and commercial register for companies and establishments).
  4. term of the contract
  5. contract value
  6. type of contract ( residential- commercial , residential /commercial , industrial , agricultural)
  7. type of activity ( in case the contract is not residential ) ( some activities require technical or health check up)
  8. terms and conditions
  •  In case of residential contract or that the type of activity does not require check up, approval shall be carried out.
  •  In case the type of activity requires health / technical check, then an inspection notice shall be issued for the department concerned with inspection to carry out the same.
  • The contract could be accepted or rejected depending on the findings of the inspection report.

 The  applicant  pays   the   licensing   fees  as  follows :

Example: if the monthly rent is RO 100/- for one year.
(RO  100 x 12 months) x 3% = RO 36/- Contract registration fees shall be calculated as follows ( the monthly rent value x the term of the contract ) x 3%
  • After payment, the personnel concerned at the municipality shall stamp the contract and hands over two copies, one for the landlord and one for the lessee (tenant).
