Documents
•Request form to renew a lease between the contract parties.
•A copy of the previous contract to be renewed.
•A copy of the ID cards of the contract parties (the lessor and .the lessee)
•A copy of the resident card.
•The stamp of the company or institution on the contract renewal form next to the signature.
WorkFlow
•The beneficiary (landlord) pays the prescribed fees and obtains the approved electronic lease form
•- The beneficiary (landlord) submits the request through available channels using electronic authentication with the personal identification card.
- If the service is provided through Sanad Service Centers or transactions follow-up offices, the beneficiary submits the required documents for renewal (such as the ID card, authorization form, powers of attorney or heirs information, or other documents requested by the office), and the concerned employee at Sanad Service Centers or transaction follow-up offices complete the request electronically

3% contract registration fees from the monthly rental value.
9% of a delay fine is calculated from the delay after the lapse of the month

  • original or copy of the rent contract to be renewed
  • Copy of specimen signature in case it differs from the signature put in the previous contract.
Submitted to Place :Rent Contracts Department at the directorate as per the location of the property.

  • The personnel concerned at the Muscat Municipality shall retrieve details of the original contract from the system to verify the details of the contract.
  • details to be filled after verifying the accuracy of the following:-
  1. contract term
  2. rent value
  3. type of activity
  4. Any amendment in the details of landlord or lessee.
  5. Terms and conditions
  • In case of any change to the type of activity during renewal of the contract, the matter may require health or technical inspection (in case of activities that require inspection). The procedures followed in case of inspection for registration of the contract shall be followed in case of renewal of the contract.
  • in case of approval, the client has to pay the fees as follows:-
Rent contract renewal form
  • RO 1
Example: in case the monthly rent is RO 100/- for one year.

(RO 100 x 12 months) x 3% = RO 36/-Contract renewal fees shall be calculated as follows ( the monthly rent value x the term of the contract ) x 3%

In case of delay in renewal for more than one month from the date of expiry of the contact, the landlord has to pay a fine to be calculated as follows: monthly rent value x (number of days of delay/365)x12x9%

  • After payment, the personnel concerned at the municipality shall stamp the contract and hands over two copies, one for the landlord and one for the lessee.
