Muscat municipality has simplified its procedures for the provision of electronic services related to leases, with the aim to emphasize the importance of such services in practice as well as in legal terms. Following his majesty`s directives to reduce the lease fee from 5% to 3% in order to encourage the process of rent documentation, the step has significantly contributed in protecting the rights of lessors and lessees under a registered contract based on clear terms and conditions.
Lease services:
Muscat Municipality offered created a link in website for people who want to register their lease contracts. All they need is to fill out the electronic contract form and sign it and attach the following documents:
1. Copy of the title deed and plot drawing.
2. A copy of the lessor`s personal card, or a copy of the authorization.
3. A copy of the personal ID of the lessor`s agent in case the agent is an individual.
4. A copy of the commercial register with the attorney authorized signature in case the lessor was a company.
5. In case the lessee is an investor of the property, must bring a copy of the investment contracts, and a no objection letter from the owner of the property for leasing to a third party.
6. A copy of the tenant`s card if he is an individual.
7. A copy of the commercial register with the authorized signature card in case the lessor was a company.
8. A copy of the legal attorney, certification of succession, and a copy of the identity card of the heirs legal attorney in case the property is in the name of the heirs.
Even renewing lease agreements is possible through the E-service available electronically to document the continuation of the rental relationship between the owner and the tenant, where the service is available at the Muscat Municipality website, Baladietiy application, Sanad offices.
Upon the termination of the lease relationship between the lessor and the lessee at the request of the parties, or pursuant to the court`s ruling, the request for cancellation of the lease agreement will be submitted through the Muscat Municipality website with the required documents:
- Photocopy from the previous contract.
- Letter to cancel the contract signed by the lessor, the lessee.
- A stamp in the cancellation paper for a company or enterprise.
